Phasing

We understand at Lea Rowing Club that continued occupation during the construction works is an important consideration.
The development comprises of four main buildings which will be either refurbished or replaced:

1. Tyrell Boathouse: refurbishment
2. Main boat house: refurbishemt and part new build
3. New build (on site of Junior boathouse)
4. Cottage

In order to maintain occupation and a presence on the site we would look at a sequential phasing and sectional completions of the building works across these four buildings.

We would look to implement the building works with minimum disruption to occupants and local community and will give careful consideration to containment of noise, dust, etc.

Revenue generated by community facilities

Lea Rowing Club has the opportunity to maximise on generating revenue by enhancing and expanding their community facilities. The design proposals provide a range of dedicated and shared community facilities within the new building which can be hired for various activities as follows:
• Function space: for weddings, corporate events, etc.
• Seminar rooms: for corporate and local activities and meetings
• Community spaces: for corporate and local activities and meetings
• Cafe and Bar: franchise potential
• Gym facilities
• Accommodation: flats and rooms for rent
